SALE ORDER:  Farm #1 will be offered surface interest only.  Farm #2 will be offered surface interest only then 160 acres non producing minerals will be offered.  Farms #1 and #2 will be combined and offered as a unit.

 

FARM #1: S/2 SW/4 Section 17-T28N-R6WIM, Grant County, OK, containing 80 acres m/l.

 

Farm #1 is located approximately 2 ½ miles east of Wakita, and 1 mile north to southwest corner.  Presently there are 64 acres enrolled in Conservation Reserve Program with contract expiring in 2013.  This provides excellent guaranteed income.  Grass stand is good.  Small pond is water source.  This land sells surface interest only.

 

FARM #2:    NE/4 Section 20-T28N-R6WIM , Grant County, OK containing 160 acres m/l

 

Farm #2 is located diagonally to the southeast of Farm #1; or from Wakita, OK go approximately 3 ½ miles east on rocked road then 1 mile north to northeast corner.

 

Farm has approximately 36 acres enrolled in Conservation Reserve Program with contract expiring in 2013 and provides guaranteed income.  Grass stand is good.  Scattered trees, draw or small creek meandering thru the farm and rolling topography provide excellent habitat for wildlife.  Remainder of land is in grass.  Farm also has approximately 68 acre wheat base and 33 bushel per acre wheat yield.

 

SALE CONDITIONS: 

TERMS:  10% of purchase price down day of sale with balance due at closing.

POSSESSION:  At closing

TAXES:  Prorated to date of closing based on 2009 tax amount if available.

SURVEY:  If desired, will be at buyer’s expense.

CRP:  2009 CRP payment goes to the sellers.2010 payment will be prorated between buyer and seller based on fiscal year of October 1 to September 30.  2011, 2012 and 2013 payments will go to the buyer.

CROPS:  2009 CCC crop payment goes to the seller. 2010 CCC crop payment goes to the buyer.

MINERALS:  Farm #1 will be offered surface interest only.  Farm #2 will be offered surface interest only, then 160 acres non producing minerals will be offered.
